Located north of Rainier Beach and south of Columbia City near Lake Washington, this mixed-use building seeks to fill a need for multi-family housing and commercial space in the neighborhood. The new 3-story structure includes ground floor commercial with flexible tenant space and 28 apartments in the two floors above.

The consistent unit types include open one-bedroom, one-bedroom and family-oriented two-bedroom units. The new complex incudes a surface parking area and is also conveniently located within walking distance of the light rail to connect residents and visitors to the greater community.

The design includes an efficient structural layout and modular panel sides on the exterior. Durable, energy-efficient and long-lasting materials are used throughout for a building that will last while at the same time keeping on cost in mind while also looking elegant and relevant to the market. Open space and landscape features not only enhance the livability of the building but allow for on-site water infiltration to meet City of Seattle Green Factor. The project includes establishing a new roadway width which required working with the City to obtain a street improvement permit.

This multi-family residential development in North Queen Anne is part of a neighborhood currently in transition from older low-rise apartments and single-family residences to a denser array of multi-family developments. Designed to meet the need for multi-family housing, the building will add 70 new units to the neighborhood in three stories over a basement level. The massing of the building steps back from the street to both break up the building and provide outdoor amenity space for the residents. Intended to create a vibrant pedestrian experience, the design situates a lobby and courtyard in a prominent location in the center of the building off Nickerson Street and ground floor units connect directly to the street frontage. Parking will be provided at the rear of the project.

This project is a remodel and addition of an existing mixed-use building that is currently under construction. The existing basement storage level is to remain, while the ground floor office will be expanded on three sides for additional office space. The upper level of apartments will be removed and replaced with an additional 2.5 levels of apartments equaling 28 units.
